Dutch lenders can and do finance internationals, but the file looks different from a Dutch one. A residence permit with an end date, income partly earned abroad, a short credit history here and the 30% ruling all change what a lender is willing to do. Some lenders handle that comfortably and others decline by default, which is why the choice of lender matters more for an expat than the interest rate does. Insurance when you move here
Moving country resets your insurance. Your liability cover, contents insurance and legal expenses cover from home usually stop at the border, and Dutch basic health insurance becomes compulsory for most people who live or work here. Frequently asked
Can expats get a mortgage in the Netherlands?+
Yes. A permanent residence permit is the simplest situation, but a temporary permit can work too if the lender is confident your stay will continue. What matters most is choosing a lender that accepts your income and residence situation, because they differ a great deal.
Does the 30% ruling affect how much I can borrow?+
Rarely in full, because the ruling ends. Lenders weigh the tax-free part cautiously and look at what remains of your income after it expires. We take that into account from the start, so you do not build a plan on a number that disappears.
Do I need Dutch health insurance?+
In most cases yes, if you live in the Netherlands or work here and pay Dutch payroll tax. Students who do not work here are often the exception. See health insurance in the Netherlands for what the basic package covers and what it costs.

Yes, in English and in Dutch. We also handle the Dutch paperwork and explain each step, including the documents from the lender, the notary and the tax authorities.
